Trapani's old town, coastal houses and western Sicilian bagli
Trapani's historic centre sits on a narrow peninsula with the sea on three sides, so its palazzi and townhouses along Via Garibaldi, Corso Vittorio Emanuele and the side streets have always had to stand up to wind and salt. Walls are mostly local calcarenite masonry, rendered and finished with stone cornices and balconies, over vaulted ground floors once used as stores and workshops. Years of sea spray show up as crumbling render, rusting balcony irons, tired roof waterproofing and damp rising from the ground.
Inland and along the coast the stock is more varied. Much of the Trapani area is close to the sea, so the 300 metre coastal landscape band and its autorizzazione paesaggistica come up often, and the regional ban on new building within 150 metres of the shoreline limits what can be added. Around the salt pans, the Saline di Trapani e Paceco nature reserve sets its own restrictions, and on small islands such as the Egadi a landscape check is the first step of almost every project. For new homes or extensions on rural land, a zoning check and a Permesso di Costruire come first.
