A first message with the right details lets us give you a useful answer straight away, instead of a list of questions. You do not need everything below, but the more you send, the more precise we can be.
Photos and videos
Every room, the outside, the roof or terrace and any problem areas such as damp patches or cracks. A slow video walkthrough sent on WhatsApp works well.
Plans
The cadastral plan (planimetria catastale) or any architect's drawings. If you have neither, a hand sketch with rough measurements is a good start.
Address
The town and street, or a map pin. The location tells us about access, historic centre or coastal constraints and which offices will handle the permits.
Your goals
How you will use the property, what must change, what you want to keep, and any style references you like.
Budget range
Even a rough range helps us suggest the right level of finish and where to spend first.
Timing
When you would like to start and finish, and whether you have already bought the property or are still deciding.

Do I need to be in Sicily during the renovation?
No. We provide complete remote management with weekly photo/video updates and regular video calls. Many of our clients manage their projects from abroad.
How long does a typical renovation take?
It depends on scope. A small apartment might take 3-4 months, while a full villa restoration could take 8-12 months. We provide realistic timelines upfront.
What languages do you work in?
We work in both English and Italian. Your project manager is fully bilingual and handles all communication with local workers and authorities.
Can you help me find a property to buy?
While we're not real estate agents, we can assess properties you're considering and advise on renovation potential and costs before you buy.
Do you work outside the main cities?
Yes. We work all over Sicily, in small towns, villages and the countryside as well as the cities listed above. Tell us the location in your first message so we can plan the visit.
Can you work with my own architect or interior designer?
Yes. We work alongside architects and interior designers, building to their drawings and running the site so their design is delivered as intended.
Can you quote from photos alone?
Good photos and plans are enough for an indicative range. A firm quote always follows a site visit, because damp, the state of the structure and the condition of the impianti only really show on site.
Do you take care of the permits as well?
Yes. Our architects and engineers prepare and file what the works need, from a CILA to a Permesso di Costruire, including Genio Civile and Soprintendenza filings where they apply.
