About This Service

Sicily possesses one of the richest architectural heritages in the Mediterranean. From Greek temples and Roman villas to Norman castles, baroque palazzi, and Liberty-era townhouses, the island's buildings span over 2,500 years of history. Many of these structures are protected under Italian heritage laws, requiring specialized restoration approaches.

At Terra Nostra Costruzioni, we specialize in the restoration of protected historic buildings. Our team includes architects and engineers with specific expertise in heritage conservation, working closely with the Soprintendenza (heritage authority) to ensure all work meets strict preservation standards.

Historic restoration in Sicily requires deep knowledge of traditional building techniques and materials. We work with lime mortars and plasters, hand-made terracotta tiles, local stone, traditional wood species, and period-appropriate hardware. Our network includes artisans skilled in fresco restoration, decorative plasterwork, historic ironwork, and antique woodworking.

The Soprintendenza approval process can be complex and time-consuming. Our experience navigating these requirements helps avoid delays and ensures your project proceeds smoothly. We prepare detailed restoration proposals, coordinate site inspections, and maintain the documentation required for heritage compliance.

For international clients, we provide complete bilingual project management. We translate technical documents, facilitate communication with heritage authorities, and ensure you understand every aspect of your restoration project. Our goal is to preserve Sicily's architectural heritage while creating comfortable, livable spaces for modern use.

Restoring a palazzo or an apartment in a palazzo

Terra Nostra Costruzioni restores palazzi and historic apartments set inside palazzi across Sicily: whole buildings, piano nobile apartments, top floors with terraces and ground floors opening onto courtyards. We are based in Palermo and work across the whole island, including Catania, Ortigia in Siracusa, Noto and Ragusa Ibla. Our clients are Italian and international owners who want a period building brought back to life properly, with modern systems, without losing what made them fall for it.

A palazzo is not simply a large apartment. Its walls are stone or mixed masonry, its floors may rest on timber beams or on vaults, and its ceilings can hide painted decoration under later coats of whitewash. Many palazzi are listed under the Codice dei beni culturali, and almost all of them stand in historic centres with planning rules of their own. Behind later partitions there may be original doors, maiolica floors or stone thresholds worth keeping, and behind modern finishes there may be damp or decay that has to be dealt with first. That is why we begin with a survey of the structure and the finishes before anyone draws a new layout.

From there we run the project end to end. If you are still looking, we can help you find the right building or apartment and check it before you commit. We then coordinate the architect, the structural engineer and the interior designer, prepare the filings for the Comune, the Soprintendenza and the Genio Civile, and carry out the works with masons and restorers who know lime, stone, maiolica and wrought iron. Materials are sourced to match what is already there, from stone and cotto to handmade tiles and lime finishes. Electrical, plumbing, heating and cooling systems are designed to run through the building without scarring it.

Owners abroad follow every stage in English or Italian, with regular photo and video updates and one point of contact on WhatsApp and email. Where the palazzo is shared with other owners, we prepare what the condominium assembly needs in order to approve works on common parts such as the roof, the facade, the staircase or the courtyard.

With more than 200 projects completed in Sicily, we prefer the large, complex jobs where heritage, engineering and design have to work together. A palazzo restoration is one of them, and we treat it as the long-term project it is: careful at the start, precise on site and finished to the standard of the building itself.

What makes restoring a Sicilian palazzo different from an ordinary renovation

Sicilian palazzi were built to impress and to last, and it shows in how they are made. Load-bearing walls in stone or mixed masonry can be very thick at street level and thinner on the upper floors. Floors are often timber beams with boards and a bed of lime and terracotta, or vaults in stone and brick. Many rooms in Palermo have false vaults in incannucciato, reed and plaster on a light timber frame, which look solid but need gentle handling. Grand staircases, stone balconies on carved corbels, cortili and loggias are structural and decorative at the same time, so every intervention touches both.

Each Sicilian city adds its own material. Catania was largely rebuilt after the 1693 earthquake, with dark lava stone set against pale render. The baroque fronts of Noto are carved in a soft local calcarenite that weathers easily, while Ragusa Ibla pairs honey-coloured limestone with the dark pietra pece. Ortigia sits on the sea, so salt air and humidity attack plaster, iron and stone faster than inland. A good restoration reads these materials first and repairs them with compatible ones: lime instead of cement, breathable finishes instead of plastic paints, matching stone instead of substitutes.

Permits for a historic palazzo: Soprintendenza, Comune and Genio Civile

If a palazzo is listed under the Codice dei beni culturali (D.Lgs. 42/2004), any work on it needs authorisation from the Soprintendenza per i Beni Culturali e Ambientali. In Sicily these offices are regional, one per province, so a palazzo in Palermo goes to the Palermo office and one in Noto to the Siracusa office. Even when a building is not listed, the Comune's rules for the historic centre usually govern facades, windows, roofs and colours. The works themselves are filed as CILA, SCIA or Permesso di Costruire, the building titles of DPR 380/2001 as applied in Sicily through L.R. 16/2016.

Structural works, such as consolidating floors, tying walls or repairing vaults, are designed under the NTC 2018 rules and filed with the provincial Ufficio del Genio Civile. Inside UNESCO sites, such as the late baroque towns of the Val di Noto or Syracuse with Ortigia, every visible change is looked at closely. For an apartment inside a palazzo, works on common parts need approval from the condominium assembly. We prepare all of these filings with the designers, keep the documents consistent between offices and plan the works around the approvals, never the other way round.

How we run a palazzo restoration, from survey to handover

It starts with knowing the building. We carry out a measured survey, check the structure and the state of floors, roofs and vaults, and look for decoration hidden under later paint before deciding where walls and services can go. If you have not bought yet, we can help you search for a palazzo, or an apartment in one, and review it before you sign, so you know what its restoration involves. We then work with your architect and interior designer, or with the professionals we collaborate with, to turn your brief into a design the Soprintendenza can approve.

On site, one team carries the whole project: structural consolidation, roof and facade, lime plasters, restoration of floors, doors and shutters, and new impianti for electricity, water, heating and cooling, routed through existing chases, floor build-ups and false ceilings wherever possible. Interiors follow, with kitchens, bathrooms, joinery, lighting and furnishing coordinated by the same project management. Owners who live abroad get regular photo and video updates and one bilingual contact on WhatsApp and email. At the end you receive a finished home, with the paperwork for the works filed and in order.

Planning a palazzo project: phasing, seasons, access and future use

Large palazzi are rarely restored in one go. A common approach is to secure the envelope first, meaning roof, facades and structure, and then complete the floors in the order you need them. This also lets you live in one part of the building, or let it, while another part is still in progress, provided the site is properly separated and safe. If you plan to divide the palazzo into apartments, or to turn part of it into boutique hospitality, decide early: it changes the permits, the impianti and the fire safety and access requirements.

Historic centres bring their own logistics. Narrow streets in Ortigia, Ibla or central Palermo limit the size of trucks and cranes, deliveries may need permits to occupy public ground, and scaffolding on a facade needs its own authorisation. Summer heat makes plaster and stone work on sun-exposed fronts harder to cure well, while the cooler months suit external work and the hottest weeks suit interiors. We plan the order of works around all of this from the start, so the restoration moves steadily instead of stopping and starting.

Frequently Asked Questions

Common questions about our historic building and palazzo restoration in sicily services

What is the Soprintendenza and why does it matter?

The Soprintendenza is Italy's heritage authority that oversees protected buildings. Any work on designated historic properties requires their approval. We handle all Soprintendenza communications and ensure your restoration meets their requirements.

How long does Soprintendenza approval take?

Soprintendenza approval typically takes 2-6 months depending on the project complexity and current workload. We prepare thorough submissions to minimize back-and-forth and expedite approval.

Can I modernize a historic building?

Yes, with careful planning. Modern systems (electrical, plumbing, climate control) can be integrated discreetly. The key is preserving visible historic features while updating infrastructure. We specialize in this balance.

Are there tax benefits for historic restoration?

Yes, Italy offers significant tax incentives for historic building restoration, including deductions up to 50-65% of restoration costs. We can advise on available incentives and help with documentation.

Can you restore a single apartment inside a palazzo, not the whole building?

Yes. Many of the finest homes in Sicilian historic centres are piano nobile or top floor apartments inside a larger palazzo. We restore the apartment itself and, where the condominium assembly approves, coordinate any work on shared parts such as the roof, the facade or the staircase.

How do I know if a palazzo is listed?

A privately owned palazzo is listed when it has a declaration of cultural interest under D.Lgs. 42/2004, which is recorded in the property registers and held by the provincial Soprintendenza. A listed building can be sold, but the sale must be notified and the State has a right of pre-emption. We check the status during the survey, ideally before you buy.

Can I add air conditioning, a lift or modern bathrooms to a historic palazzo?

Usually yes, if the systems are designed around the building. Outdoor units are kept out of sight from the street, pipes and cables follow existing routes and false ceilings, and a lift is placed where it does not cut through decorated vaults. In a listed palazzo each of these choices is part of the Soprintendenza approval.

Can you work with my own architect and interior designer?

Yes. We work alongside the architect and interior designer you choose, or introduce the professionals we collaborate with. Either way, we bring the builder's knowledge into the design early, so what gets approved can be built well.

Do I need to be in Sicily during the restoration?

No. Owners abroad follow the works through regular photo and video updates and one bilingual project manager on WhatsApp and email. You come to Sicily for the decisions you want to make in person, such as stone, colours or finishes.

Can a palazzo be restored in phases?

Yes, and on large buildings it is often the sensible choice. We usually secure roof, facades and structure first, then complete floors or apartments in the order you need them, keeping finished areas separate from the site so they can be used.
